You must be 18 years of age or older to book a rental with Katahdin Getaways unless otherwise stated.

A reservation is confirmed only after:

• Completion of the booking process
   
• Payment of the required deposit or full amount
   
• Acceptance of these Terms
   

We reserve the right to cancel a booking if required information is incomplete or fraudulent.

Payment requirements may vary by property and platform. Generally:

• A deposit may be required at the time of booking
   
• The remaining balance is due before arrival
   
• Payment is accepted through approved online platforms or payment processors
   

Any additional fees (e.g., cleaning fees, security deposits, taxes) will be disclosed prior to booking.

Cancellation terms depend on:

• Booking platform rules (e.g., Airbnb, VRBO, Booking.com)
   
• Direct booking policies stated at the time of reservation
   

If you booked through a platform, their cancellation policy applies and overrides this policy.

Direct booking example (edit as needed):

• Cancellations made more than 30 days before arrival: full refund
   
• Cancellations 14–30 days before arrival: 50% refund
   
• Cancellations less than 14 days before arrival: no refund
   

We reserve the right to issue refunds at our discretion for emergency situations.

• Check-out: 10:00 AM
   

Early check-in or late check-out may be available upon request and may incur additional fees.

By staying at our property, you agree to:

Guests must follow all posted or provided rules, including:

Guests will:

• Keep the property secure

We reserve the right to charge the payment method on file for damages.

Certain rentals may require a refundable security deposit.
Deposits are returned within 7–14 business days if:

• No rules were violated
   
• No excessive cleaning or unauthorized activities occurred
   

Guests acknowledge that staying in a vacation rental involves inherent risks, including:

• Wildlife encounters
   
• Weather hazards
   
• Use of amenities such as fireplaces, BBQs, lakes, or hiking trails
   

Katahdin Getaways is not responsible for injuries resulting from guest negligence or failure to follow property rules.

Guests may not engage in:

• Illegal activities
   
• Excessive noise or disturbances
   
• Tampering with security devices
   
• Hosting unregistered guests
   
• Using the property for commercial purposes without approval
   

Violation of this section may result in immediate removal without refund.

We may enter the property for:

• Emergency repairs
   
• Routine maintenance
   
• Inspections when necessary
   

We will provide notice whenever reasonably possible.

If you book through Airbnb, VRBO, Booking.com, Expedia, Lodgify, Hostfully, or any third party:

• Their terms and conditions apply in addition to ours
   
• Their cancellation and refund rules override our direct booking policy
   
• Payment processing and communication may occur through their system
   

We are not responsible for errors, outages, or policy changes on third-party platforms.

Your use of our website and services is also governed by our Privacy Policy, which describes how we collect, use, and protect your information.

We comply with applicable privacy laws including:

• Maine data protection expectations
   
• GDPR (if you are in the EU/EEA or UK)
   
• CCPA/CPRA (for California residents)
   

We are not liable for cancellation, interruption, or modification of your stay due to events outside our control, including:

• Severe weather
   
• Natural disasters

Refunds for these events are at our discretion unless required by law or booking platform policies.

To the fullest extent allowed by law:

• Katahdin Getaways is not responsible for loss, theft, injury, or damages occurring during your stay
   
• Guests are responsible for their own safety and belongings
   
• Our liability is limited to the amount paid for the booking
   

Some states do not allow limitations of liability, so these limits may not apply to you.

You agree to indemnify and hold harmless Katahdin Getaways and its owners, agents, and employees from any claims, damages, or expenses arising from:

• Your stay
   
• Your violation of these Terms
   
• Damage caused by you or your guests
   

These Terms are governed by the laws of the State of Maine, without regard to conflict-of-law principles.
Any legal disputes will be handled in the appropriate courts located in Maine.
